Salary Range:Up to $80,000.00 Annually

Areas of Responsibility and Job Requirements

The Construction Manager carries out day-to-day routine duties to support the entire lifecycle of assigned buildings and construction projects including scheduling of work; coordination of associated departments evaluation of on-site personnel; coordination of subcontractors, materials, and equipment; ensuring work proceeds as specified and on schedule; all project documentation is properly completed; and the project is successfully closed out and delivered timely. He/she can resolve routine issues or problems with limited scope. Explain facts, policies, and practices related to job area, and faced problems with tact and head-on.

Responsibilities include, but are not limited to:

  • Assists with training the maintenance staff on heating plants, access control, security systems, life safety systems, irrigation, cooling towers
  • Directly involved with NYCHA pact  conversions
  • Perform quality control on projects throughout development  to maintain the standards expected
  • Partners with L+M Builders on pre-construction and preservation projects accessing maintenance-related items
  • Prepare reports to document existing issues and risks
  • Provides onsite troubleshooting on buildings and mechanical systems
  • Direct oversight and review of HQS inspections
  • Performs building inspections
  • Oversee contractors to ensure work is completed properly
  • Assists Property Managers and/or Superintendents during emergency situations
  • Conducts training and serves as a mentor for new hires
  • Provides the Director of Building Operations feedback on creating SOP
  • Monitors and assists with resident service maintenance calls
  • Attends manufacturer’s training for all building and mechanical systems installed in current and future properties

 Minimum Education Requirements:

  • High School diploma

Minimum Years of Experience Required:

  • 5 plus years of comparable experience

Additional Knowledge, Skills, and Abilities:

  • Knowledgeable about building and mechanical systems such as heating, Hydronics, and steam boiler plants, cooling towers, backup generators, and circulating pumps.
  • Strong oral and written communication skills
  • Ability to proactively anticipate and solve problems.
  • Strong organizational skills with attention to detail
