Areas of Responsibility and Job Requirements:
Supervises the day-to-day processing of property-related accounts payable and cash disbursement transactions and oversees the performance of the accounts payable department.
Responsibilities include, but are not limited to:
- Assigns properties to AP specialist
- Evaluates the performance of AP specialists
- Creates Avid pay profile for new properties
- Monitors Avid AP activity
- Resolves major departmental issues
- Reviews coding and amounts of invoices in Avid
- Enters/posts all approved invoices into Yardi
- Reviews monthly open payables report for all assigned properties
- Coordinates with management on timing of invoice payments
- Processes payments to Avid Pay
- Resolves vendor discrepancies and complaints on approved invoices in a timely fashion.
- Responds to Property Managers & management inquiries approved invoices
- Processes management fees, mortgage payments, and other “non-vendor” payments
- Processes internal bank transfers and external wire transfers
- Performs miscellaneous back functions, including but not limited to stop payments, positive pay file, and exceptions
- Provides proof of payment to various agencies
- Handles vendor correspondence on approved invoices
- Submits AP monthly bank reconciliation posting of all assigned AP transactions
Minimum Education Requirements:

Ensure compliance with all regulatory requirements for a mix of sites that include both full recertifications and recertification waivers.
Responsibilities include, but are not limited to:
- Complete full annual LIHTC recertifications for properties within their portfolio.
- Complete full annual HOME recertifications for properties with HOME and LIHTC recert waivers within their portfolio
- Prepare and send reminder notices to the residents at 120, 90, 60, and 30 days
- Commence holdover for Failure to Recertify by 2nd day of effective month
- Each completed annual recertification has TIC and all forms are completed in its entirety before filed away in folder
- All recertifications are entered into Yardi and date completed once complete
- Prepare for tenant file reviews with investors, syndicators, and monitoring agencies
- Assist in response to investor, syndicator, and monitoring agency audits
- Complete monthly, quarterly, and/or annual reporting.
- Track audits, reporting, and recertifications, etc.
- Meet with residents as needed
- Perform additional duties as assigned/needed.
Minimum Education Requirements:
- High School Diploma or Equivalent is required.
Minimum Years of Experience Required:
- 2+ years’ experience in affordable housing needed
Additional Knowledge, Skills and Abilities:
- Proficiency in computer applications including Microsoft Office MS Excel, required
- Proficiency in Yardi Affordable is required
- Strong organizational skills with high attention to detail
- Must have excellent communication skills
- Bilingual is a plus (Spanish)

The Administrative Assistant is the first point of contact for residents and guests visiting our management office and provides administrative support to the various departmental functions occurring within the management office.
Responsibilities include, but are not limited to:

- Greet residents entering the management office professionally and courteously.

- Schedule recertification appointments, track income documentation, and waivers
- Monitor and manage inventory for supplies, equipment, and appliances. Ensure that the equipment sign-in/sign-out log is up to date and accurately alert the supervisor and/or management if supplies are running low and provide a weekly list inventory to be ordered.
- Work closely with AGM on violation mitigation repairs
- Coordinate extermination services with the vendor and tenant.
- Other assignments as directed by the supervisor.

Affordable Leasing Coordinator 2 (Hybrid)

Assistant General Manager 2 (On-site)

BrooklynPermanentAreas of Responsibility and Job Requirements:
Responsible for assisting the General Manager (GM) in the oversight of all operational aspects at a particular development/asset. The AGM, will assume partial operational control of the asset in the absence of the GM.
Responsibilities include, but are not limited to:
- Supports the GM with the implementation of regulatory compliance efforts and leasing coordinated efforts (i.e., continuous occupancy management, logistical coordination of move-ins/vacates/turnover)
- Oversees and implements site-specific operational policies and procedures to ensure maximum performance by all employees
- Responsible for the implementation of regulatory compliance efforts and leasing coordinated efforts (i.e., continuous occupancy management, logistical coordination of move-ins/vacates/turnover)
- Supports and effectively manages on-site LIHTC and/or Section 8 administration and compliance.
- Oversees payroll and paid time off for site-employees, and monitor staff overtime
- Plans, executes, and enforces site-specific operational policies and procedures to ensure maximum performance by all employees
- Oversight and follow-up on all violations issued by City, State and Federal agencies
- Procure all vendors, services and necessary materials transparently and in accordance with C&C policies and procedures, and ensure that spending is aligned with budget projections, and actively reviews and approves invoices
- Mitigation and aggregation of pre-acquisition Housing Quality Standards (HQS) violations, which include uploading completed NE-2 forms onto the Division of Tenant Resources (DTR) portal
- Oversee implementation and effectuation of all resident A/R collections + legal arrears process
- Oversight of rent collection and resident arrears outreach follows guidelines issued by NYCHA, as applicable
- Work with counsel and other parties on tenant arrears, insurance matters and other legal issues as they arise
- Actively pursue tenant arrears and initiates non-payment proceedings
- Oversee BAEZ (mold survey & remediation) mitigation + reporting process as required by NYCHA reporting requirements
- Closely monitors, and supervises staff responsible for all trackers required by C&C management, NYCHA, government entities, partners, etc.
- Oversees the coordination with Builders on construction and resident relocation, as applicable
- Historical tracking and monitoring of monthly resident outreach notifications, working closely social services, community affairs and community leader teams
- Responsible for preparing and submitting of NYCHA related reports no later than the 5th of each month as a NYCHA requirement
- Work closely with Development + L+M Builders teams as well as interface with related partners, stakeholders and ownerships groups
- Responsible for enacting and enforcing organizational initiatives/SOPs
- Closely monitors performance of their direct reports and coordinates with HR on progressive disciplinary measures
- Plays a critical role with development team(s) in executing both short- and long-term initiatives/strategies across both the residential and retail components.
- Oversees incident reporting efforts – ensuring that all parties (site-security, leadership, insurance and legal teams) are engaged, and details are properly recorded
- Manages the violation process until completion
- Oversees and ensures that all CAM charges/allocations, multi-entity cost-sharing allocations, AR/AP, MOR variance explanations, operating and CAPEX budget-preparation are effectively handled
- Supports the leasing team on any/all renewal, lease termination and/or lease negotiations
- Liaise with Community Affairs to ensure resident feedback is incorporated into property operations and supports any/all L+M/C&C Community Affairs initiatives, with social services team/agencies to support the at-risk residential population and residents as needed
- Maintains full accountability and plays a direct leadership role in supervising agency-specific regular inspections (i.e. REAC, MOR, API, etc.).
- Works closely and collaborate with Asset Management team as well as any/all partners, stakeholders, and co-developers to drive additional value and control expenditures
- Manages all CAPEX projects – working closely with AM, builder’s group and RM on bidding/leveling and execution of contract docs.
- Manages retail/commercial operations pursuant to the lease agreements
- Manages the unit turnover process – include bid-leveling, estimating, and awarding process
- Strategizes and logistically coordinates (operationalize) major projects/initiatives and/or PILOT programs as trend-setters for the larger portfolio
- Engages and serves as direct point of contact for Agency Officials/Representatives (i.e., HPD, HCR, DCA, NHA, HMFA, ESDC, HUD, NYCHA etc.)
- Coordinates BBRI, OCAF, MU2M efforts – at times, directly handling the submissions
- Conduct property inspections to verify work performed by maintenance staff and identify areas that may need additional attention.
- Ensure that staff are trained in all required applications and other tools required to perform their duties. Similarly, confirm that staff understand their roles and responsibilities and that they can achieve desired results.
- Attend Tenant Association meetings as necessary
- Works closely with security team on security-related initiatives
Minimum Education Requirements:
- Bachelor’s degree preferred or a combination of work experience, education and professional designations, certifications
- Preferred Certifications: RAM, ARM, AHM, LIHTC and CPM
Minimum Years of Experience Required:
- 2+ years of experience in Property Management Operational role(s) with a college degree -or-
- 3+ years of experience in direct APM/AGM role at similar scale/scope properties without a college degree

- Supports, tracks, and assists both the site team(s) and PM on agency-specific regularly inspections (i.e. REAC, MOR, API, etc.)
- Tracks and logs vacant apartments; follow up with PM to schedule and prepare make-ready process
- Works alongside PM reviewing MOR report information especially when explaining collections, legal/arrears, and bad debt matters
- Reviews and processes vendor invoices on Avid Exchange weekly
- Works out of regional site-office and responds to issues on behalf of PM
Minimum Education Requirements:
- Bachelor’s degree preferred or a combination of work experience, education and professional designations, certifications
- Preferred Certifications: RAM, ARM, AHM, LIHTC and CPM
Minimum Years of Experience Required:
- 2+ years of experience in Property Management Operational role(s) with a college degree -or-

- Mitigation and aggregation of pre-acquisition Housing Quality Standards (HQS) violations, which include uploading completed NE-2 forms onto the Division of Tenant Resources (DTR) portal
- Oversee implementation and effectuation of all resident A/R collections + legal arrears process
- Oversight of rent collection and resident arrears outreach follows guidelines issued by NYCHA, as applicable
- Work with counsel and other parties on tenant arrears, insurance matters and other legal issues as they arise
- Actively pursue tenant arrears and initiates non-payment proceedings
- Oversee BAEZ (mold survey & remediation) mitigation + reporting process as required by NYCHA reporting requirements
- Closely monitors, and supervises staff responsible for all trackers required by C&C management, NYCHA, government entities, partners, etc.
- Oversees the coordination with Builders on construction and resident relocation, as applicable
- Historical tracking and monitoring of monthly resident outreach notifications, working closely social services, community affairs and community leader teams
- Responsible for preparing and submitting of NYCHA related reports no later than the 5th of each month as a NYCHA requirement
- Work closely with Development + L+M Builders teams as well as interface with related partners, stakeholders and ownerships groups
- Responsible for enacting and enforcing organizational initiatives/SOPs
- Closely monitors performance of their direct reports and coordinates with HR on progressive disciplinary measures
- Plays a critical role with development team(s) in executing both short- and long-term initiatives/strategies across both the residential and retail components.
- Oversees incident reporting efforts – ensuring that all parties (site-security, leadership, insurance and legal teams) are engaged, and details are properly recorded

The Project Manager reports directly to the Director of Maintenance and partners closely with him to manage and enhance overall building maintenance performance. The Vice President will have oversight of all New York City / New Jersey assets owned and managed by C+C Apartment Management, a portfolio of over 7,500 units and 40 properties. Reporting to the Senior Vice President of Property Management of C&C Apartment Management LLC. and an integral member of C&C’s executive team, the VP serves as the company’s lead subject matter expert and advisor to ownership, directly overseeing property operations.
A successful VP will help lead performance expectations of property management operations and will use goal setting, action plans, and performance monitoring to improve service delivery, and regulatory compliance. The VP will evaluate and improve tools for financial management, work methods, employee engagement and resident engagement. The VP will be an experienced leader in the fields of property management, facilities operations, or related industries. He/she/they, will have demonstrated and extensive team management experience in challenging public and/or private sectors. The VP will be an effective communicator and a results-driven problem solver who leads diverse management and technical teams. The VP of Property Management must also have a strong background in affordable housing, commercial/retail, as well as demonstrated and extensive capital project management experience.
Direct Reports:
The VP of Property Management will develop, establish goals, and monitor portfolio performance of Regional Managers, General Managers and all site office personnel.Responsibilities include, but are not limited to:

Ensure portfolio compliance with all federal, state and local laws (building, business/labor law and affordable housing regulatory compliance)
