We offer a turn key operation by taking the marketing process from the beginning straight through to the end. We have an experienced staff dedicated to marketing affordable housing developments.
Our Marketing Services Include:
- Marketing Plan
Preparation of a marketing plan that achieves the broadest practical citywide representation in its outreach efforts. - Agency Meeting
Schedule and lead the kickoff meeting with the regulatory agencies monitoring the project. - Community Outreach
Contact local community groups to make them aware to the development. Draft and mail letters to those groups that can assist with marketing to the broadest audience. - Advertising
Prepare and place advertisements that have been approved by the owner and the regulatory agencies in accordance with the marketing plan. - Applications
As soon as the first advertisement appears, applications are mailed to people inquiring about the project. - Lottery
Scheduling and administering the lottery and logging process to determine the order of applicants applying for a lease to rent an apartment. - Interview
We schedule personal interviews (in numerical order of the log sheet) with applicants that appear eligible based on information provided in the application. At the interview we pre-qualify applicants for financial, credit, criminal, and landlord history, program eligibility, and any additional criteria provided by the owner. - Documentation
Gathering, processing, preparation, and submission of all forms, applications, and documents required by the LIHTC program to document the applicants eligibility and securing approvals from the regulatory agencies in advance of lease signing. - Lease Signing
Schedule lease signing with applicants that have been approved by the regulator agencies. Collection of security deposits and first month rent. - Move-in
Coordinate the physical move in process in an efficient and orderly manner. We walk through each apartment with the resident and have them sign an inspection and key receipt. - Tax Credit Compliance
Preparation of any and all forms and reports required by these entities.
